We have created a web-based solution for handling work orders and maintenance requests. Our system can be integrated into your existing web site and will drastically reduce the number of unnecessary phone calls to your office. By submitting a maintenance request online, management has a time stamp for when it was received and can track the progress of each work order.
Here is how the system works:
John sees a broken window, and goes to the maintenance request button on the apartment complex website.

After John Submits the request, office personnel are notified via email that a new request has been entered. Management looks at the request and verifies that the request needs to be handled. The request is then assigned to an employee and a supervisor.
Management assigns the work order to the employee or contractor based on the type of work needed. When the work order is updated, a text message is sent to the employee notifying them of the request.
Upon completion, management updates the cost and hours spent in the system (optionally) to track the amount of money spent on each type of repair, and each units repair costs.
All data can be exported into Excel and formatted for printing reports such as:
Building History
Employee History
Supervisor History
Work Type History
A complex statistical package will allow management to track any specific type of problem on any given property or employee.
